7 Summer Street, Union Square
We acquired our first property in the summer of 2022. This project, funded by the City of Somerville, the Somerville Affordable Housing Trust Fund, and Winter Hill Bank, brings five permanently affordable homes to Somerville’s Union Square Neighborhood. The newly constructed condominium building sits atop land that will be stewarded in perpetuity by the Somerville Community Land Trust.
In spring of 2023, we welcomed our first five families! We are working hard to acquire our next property and continue making progress toward our goal of providing affordable homeownership opportunities to low- and moderate-income Somerville residents.
12 Pleasant Avenue, Prospect Hill
Acquired as our 2nd property in January 2024, this historic multifamily known as the “Elijah Walker House” includes six 2-bedroom apartments that were already home to six households. We are thrilled to share tenancies for existing residents have been preserved through this change in ownership.
Somerville CLT is hiring a General Contractor and is partnering with YouthBuild to make 12 Pleasant Ave. environmentally & structurally safe and energy efficient! After improvements, residents will have the opportunity to purchase their unit as a condominium at affordable prices by 2026.
The City of Somerville Office of Housing Stability provided financial support to the Community Action Agency of Somerville (CAAS) to unionize tenants at 12 Pleasant Avenue in the Prospect Hill neighborhood after CAAS’ volunteer-led Anti-displacement Research Taskforce flagged the sale of the building while a resident simultaneously saw their home listed online for sale without prior notice from the owner. With organizing support from CAAS, tenants unionized and remained in their homes while the SCLT coordinated with the City of Somerville Housing Division to secure financing through the Affordable Housing Trust Fund and purchase the building. In 2026 thSCLT is proud to establish strong, honest and committed relationships with all of its residents and has laid the groundwork to accomplish this.

CAAS have been excellent advocates for the tenant's union and effectively supported us in our negotiations with the prior landlord. SCLT has been very communicative and transparent throughout the sale process. I believe that SCLT's acquisition of the building is a "best case scenario" for us tenants. I am excited about SCLT's plans to make the building permanently affordable and look forward to working with them.
297 Medford Street, Gilman Square
Somerville CLT purchased 297 Medford Street in partnership with Just A Start on September 2, 2025 to construct a 100% affordable residential with ~50 new apartments in the Gilman Square neighborhood of Somerville. We leveraged the City of Somerville’s Affordable Housing Overlay and won a zoning map amendment with overwhelming community support to change the site’s designation from Mid-Rise 3 to Mid-Rise 4 and bring project at a scale large enough to move the project forward. Prellwitz Chilinski Associates is the local architecture firm hired for this project and they are located 1.2 miles away from the site.

14-16 Sewall Street, Winter Hill
14-16 Sewall Street, in the Winter Hill Neighborhood is SCLT’s most recent property, acquired June 25, 2025. It is currently a vacant lot and SCLT, in partnership with Habitat for Humanity Greater Boston, with goals to construct ~3-5 family-sized and permanently affordable condos in a new triple decker.
This is an exciting milestone in the larger redevelopment of the former Start Market site in Winter Hill that is being carried out by 299 Broadway (a partnership of Mark Development, Beacon Communities and Samuels & Associates) to transform the site with 200+ new housing units, retail and green , community and art spaces.
The acquisition of this site is made possible by 299 Broadway, the City of Somerville as well as the MBTA Communities Catalyst Fund, authorized by the Healey-Driscoll administration, that directs $750,000 toward this project.
